CASE STUDY
Conditioning a Large Distribution Building Zone by Zone.
The Requirement
The hub combines high-bay storage, mezzanine picking areas, loading docks, a battery charging area and an office and welfare block. Storage areas needed a stable temperature band for the goods held, while picking and dock areas needed acceptable working conditions for staff across a multi-shift operation.
The floor had to stay clear for racking and vehicle routes, and frequent dock-door openings meant the zones nearest the doors would see large and changing infiltration.
The Approach
Hollis & Pike supported the selection of packaged rooftop units zoned to the storage, picking and dock areas, with air delivered to the working zone rather than the full height of the building. The units use outdoor air for free cooling when conditions allow, and destratification fans return warm air from roof level in the heating season.
The battery charging area has dedicated extract ventilation, and the office block is served separately so it can follow office hours. Zone controls respond to shift schedules and dock-door status, and condenser coils were specified with corrosion protection for the exposed port location.

The Outcome
Each part of the building is conditioned to its own requirement rather than as a single volume, and keeping plant on the roof left the floor clear for racking and vehicle routes. The site team adjusts zones for shift patterns and seasonal peaks from one controls platform.
