A shopping centre combines landlord areas that run through the day with tenant units that are fitted out, altered and re-let on their own programmes. The right approach defines clear landlord and tenant interfaces, so each unit can be conditioned, metered and changed without disturbing the rest of the centre.

Variable footfall

Occupancy swings between quiet periods and peak trading. Ventilation and cooling controlled on measured occupancy or CO₂ avoid running at peak rates for the whole day.

Entrances and infiltration

Large, frequently open entrances admit outdoor air. Lobbies, air curtains and a slightly positive building pressure keep entrance zones comfortable and reduce draughts into the mall.

Landlord and tenant interfaces

Tenants may receive a chilled water, condenser water or refrigerant connection, or space for their own plant. The capacity allowance, connection point and metering need defining before units are let.

Lighting and display gains

Display lighting and equipment create internal gains that vary by retailer. Food stores must also account for the cooling and dehumidifying effect of open refrigerated display cases on the sales floor.

Smoke control coordination

Mall and atrium ventilation often shares fans, dampers and control sequences with smoke control systems, so the HVAC design has to be coordinated with the fire strategy.

Trading-hours operation

Plant schedules should follow trading, cleaning and restocking hours, with night cooling from outdoor air where the climate allows.
