The Requirement
The existing cooling plant had reached the stage where increasing maintenance demand and changing occupancy made a phased replacement strategy preferable to continued repair.
The Approach
Hollis & Pike developed a staged plant replacement approach designed to maintain hotel operation while improving part-load performance and control.

The Outcome
The hotel continued to operate throughout the works. Each stage of new plant was commissioned and proven before the next section of existing plant was taken out of service, and the chillers, fresh-air systems and fan coil units now run under a coordinated BMS strategy that gives the engineering team clearer visibility of part-load operation.
